How long does a home inspection take?
Most single-family home inspections take 2.5 to 4 hours depending on the size and age of the property. Commercial inspections vary based on square footage Our team will give an estimate when you book.
When will I receive my inspection report?
Your report is delivered digitally within 24 hours of the inspection guaranteed. Most reports are in your inbox the same evening. Reports are delivered through Spectora with photos, descriptions, and clear severity ratings.
Should I attend the inspection?
Yes, and we strongly encourage it. Your inspector walks you through every finding in person at the end of the inspection so you fully understand the condition of the property before you commit to closing.
What does a home inspection NOT cover?
A standard home inspection does not include invasive testing, pest/termite inspection, septic systems, or environmental testing (mold, radon, asbestos) unless added as a separate service. We offer mold testing and radon testing as add-ons.
Do you inspect new construction homes?
Yes. We offer three types of new construction inspections: pre-drywall phase, final walkthrough, and 11-month builder warranty inspection.
What is the difference between a home inspection and an appraisal?
An appraisal determines market value for the lender. A home inspection evaluates the physical condition of the property for the buyer. They serve completely different purposes.

What is a sewer scope inspection?
A sewer scope uses a camera to inspect the main sewer line for blockages, root intrusion, or damage. Highly recommended for homes built before 2000.
Is infrared imaging included in the inspection?
Yes infrared thermography is included at no extra charge. It helps detect hidden moisture, electrical issues, and insulation gaps.
